We started Warm Welcome Hospitality because the best nights we'd spent away from home felt specific — designed, warm, hosted by someone who actually cared. We wanted to build that, at a scale small enough to keep the care in.

Where we’re starting

We’re starting with one.

Warm Welcome Hospitality opens with a single home, The Fernhouse. We chose to launch small on purpose: one home lets us host every stay ourselves, learn what quality of stay actually means in practice, and set the standard the next home will have to meet. More homes are in preparation. None will join the collection until they’re ready.

What we believe

Quality of stay is the only metric that matters to us.

Not occupancy. Not review volume. Not how fast we can grow. The question we ask after every stay is the same one we ask before every arrival: did this feel like somewhere a person could actually rest?

How we host

The Fernhouse is styled by our team. We pick the linens, set the lighting, stock the kitchen, and inspect the space before each guest arrives. During your stay, our hospitality desk is on the other end of one text message — replies under an hour, every day.

Who we are

We’re a small group of designers, hospitality professionals, and people who grew up in the restaurant and hotel trades. We answer our own email. We stand behind every stay.

What you won’t find here

Hidden fees. Dynamic surge pricing. A thousand lookalike listings. We’d rather host one home well than list a hundred poorly.
